While we have made a name for ourselves in the asphalt business for our quality paving, our founder Dan Gee actually first began with a small sealcoating business back in 1978, here in Livingston County. For us sealcoating is as just an important part of the paving process as another, and we treat it like that. Over 45 years of experience has made us one of the most trusted sealcoat contractors in the area and we love the relationships we have built with our customers.

  • We use two seperate compositions of sealcoat, both of which are available upon request.

    Polymer-Modified MasterSeal (PMM):

    is an environmentally friendly, mineral reinforced asphalt emulsion pavement sealer blended with polymers and special surfactants for superior adhesion, flexibility, and durability. This is preferred sealcoat of most municipalities that have a coal-tar ban.

    GEM Seal Black Diamond Pavement Sealer:

    is a new, high-performance alternative to asphalt emulsion (AE) sealers. With all the environmental benefits of AE sealers, Black Diamond exceeds AE performance by providing better coverage, greater durability, and superior color stability. Black Diamond also provides performance similar to refined tar sealers through ease of application and toughness against power steering marks.

  • At Action Asphalt we use the best possible method to apply sealer. First, we cut back any vegetation growing along your pavement. We then use an industrial blower to remove all debris from the pavement and cracks. If crack repair is necessary, we furnish and apply that prior to the sealcoating. Petro-Seal Oil Primer may be applied to oil stains to prevent it appearing in the sealcoat. For residential jobs we use horsehair bristle brooms, then apply the sealer to achieve the thickest, most even application, as opposed to squeegeeing or spraying. In commercial jobs we use a horsehair bristle broom to “cut” the edges to frame the jobsite and then apply a double coat of sealcoat using a spray technique. After our work is done, we barricade your driveway to ensure proper curing.

  • Standard Maintenance: We recommend getting sealcoat about every other year *

    *Note: Every piece of pavement will absorb sealer differently based on: age, condition, traffic levels, and based on the last time sealcoating was completed. If you start to see brush strokes of sealer, it means it is time to reseal.

    New Asphalt: The standard in the industry is to get your newly paved asphalt sealcoated within the first year of paving, but no sooner than 90 days after paving. After the initial sealcoating, we recommend every other year.

  • Sealcoat helps prevent cracking and weather damage as it seals in the oil and bitumen in the original asphalt, thus preventing any deterioration. It is an inexpensive maintenance that creates an instant impact on your curb appeal.

  • Sealcoating offers several benefits for asphalt pavement, including:

    Waterproofing: Water is one of the leading causes of pavement deterioration. Sealcoating prevents water from seeping into cracks and holes, which can expand and worsen during freeze-thaw cycles.

    Protection from Oxidation: UV rays can cause asphalt to dry out and become brittle, leading to cracks. Sealcoating acts as a sunscreen for your pavement, preventing this damage.

    Oil and Chemical Resistance: Vehicles can often leak oil, gasoline, and other chemicals, which can weaken asphalt. Sealcoating creates a protective layer that resists these harmful substances.

    Curb Appeal: Sealcoating gives asphalt a fresh, black finish, improving the overall appearance of your driveway or parking lot.

  • Simple answer, yes. Maintenance is required to extend the lifespan of any pavement regardless of the material you choose. Regular sealcoating can add years to lifespan of your pavement. When it comes to asphalt, the main and most important part of that maintenance is getting it routinely seal coated by a professional. There is also an additive called Top Tuff that we recommend for high traffic areas as it increases the toughness of the standard sealcoat emulsion.

  • For driveways it is best to wait 24 hours until touching the seal coated surface as sun coverage and temperature can cause the cure time to vary. FSA is a fast dry additive that we can use in cases where time is of concern at an additional cost.
