What density is the asphalt laid at?

It depends on the needs of the customer but our typical recommendation for commercial jobs is to do two courses of 2.5”-2” or more. The courses are referred to as “leveling” and “wearing” with the leveling coming first, followed by the wearing.

How long is the process for paving a new parking lot?

For a typical new construction parking lot of about 50 - 500 spaces, the job can be completed within three days: one day for site work and fine grading, one day to pave the leveling course, and one day to pave the wearing course. Depending on scheduling striping may be completed day of completion, given the job is finished in a reasonable time, or early the next day to avoid any further inconveniences.

What about completely new developments?

If the pavement is meant for a new development, it is beneficial to pave the leveling course towards the beginning of the project so the builders can utilize it. The wearing course would then be done at the completion of the project to address any deviations to the leveling course that may have occurred during construction. This also provides an aesthetically appealing and functionally finishing course of asphalt meant to last.

What can I do about my existing parking lot?

When it comes to existing asphalt there are a couple options we can provide. If it is just a few problem areas such as potholes that you are dealing with, we recommend patching. If your parking lot is beginning to show signs of surface cracks due to old age but still maintains most of its original form and consistency, we can provide a service called an asphalt overlay. An overlay is when we leave the original asphalt and apply a tack coat to adhere a 2” layer of hot asphalt mix to the old lot. If it has a lot of deviations and no longer hold its shape, removing and replacing is the best option available.

More often than not our customers want to avoid the hassle of dealing with multiple vendors and contractors. In response to this we provide concrete services including but not limited to approaches, sidewalks, catch basins, surrounds, dumpster and loading pads, as well as many other flatwork projects.
